A Home Has Three Types of Values:

Appraised Value
An estimate of the property's market value, used by Mortgage Lenders in determining the amount of the mortgage. The lender will loan the lesser of either the appraised value or the selling price of the home.
Assessed Value
The value of the property, set by the local municipality, for the purpose of calculating the property taxes only. This does not indicate market value, as markets fluctuate over the tax year.
Market value
What a buyer is willing to buy a property for, and what a seller is willing to sell a property for, in any given market. It is a negotiated sale price.

Preparing Your Home For Selling:
| We don't get a second chance to make a first impression. Most home buyers look for places that are well cared for and bright. In general, clean and spiffy. |
Checklist For Faster Sales:
- Lawns and Yard
- Remove clutter, cut grass, edge walks, trim hedges, weed gardens.
- Exterior of House
- Paint, fix, and/or wash:
- Front and back door
- Steps
- Storms
- Screens
- Railings
- Gutters
- Windows
- Garage
- Straighten up, paint, fix, and wash doors and windows.
Plumbing
- Repair dripping faucets, leaky toilets.
- Heating / Cooling
- Lights
- Replace all burnt out bulbs, faulty switches.
- Halls and Stairs
- Remove any clutter to give wide appearance.
- Hardware
- Oil hinges, tighten door knobs, faucets.
- General Condition
- Dust, wash, paint, and fix defects, as required.
- Storage
- Consider a feeling of spaciousness - store unneeded items to "enlarge".

- Kitchen
- Stove, refrigerator, and sink should be spotless with all work space clear.
- Bathrooms
- Neat, spotless and fresh. Repair broken putty around tub.
- Closets
Untidy or over-crowded closets suggest inadequate storage space.

For showings, please be out of the house if possible. Children, pets, and adults can keep buyers from feeling at ease while they are looking through the home.

Tell us which rooms benefit from sunshine or cool breezes.

Turn on all lights for the showing.

Open all drapes in the daytime, close them at night.

Make sure your home is fresh for showings. Strong cooking or smoking odors can ruin a sale.
